Apple’s iTunes expands service to universities

In its latest move to broaden its iPod and iTunes franchises, Apple Computer Inc. has introduced “iTunes U,” a nationwide expansion of a service that makes course lectures and other educational materials accessible via Apple’s iTunes software.

The company behind the iPod portable players, the iTunes online music store and Macintosh computers had been working with six universities on the pilot project for more than a year and expanded the educational program this week, inviting other universities to sign up.

Internet access to college lectures is nothing new, but listening to them on portable gadgets is a more recent phenomenon of the digital age, spurred in part by the popularity of podcasts, or downloadable audio files.

Propertycasting is the filming of audio and video tours of real estate properties, for distribution over the internet or to portable devices such as cellphones, ipods, and other multimedia devices.

These tours are the next step in real estate marketing.

Real estate firms are always marketing their property listings.  It started with text letters, and lead to brochures with pictures.  Then websites were integrated and pictures along with 360 degree showings were available.

Now full scale audio and video tours are able to be shown, through numerous mediums.

In addition, propertycasting uses RSS subscriptions, which allows viewers to click a subscribe button once, and they will receive the new property listing updates from the agency, as soon as they make them public every time after.  It is the exact opposite of spam, and it is perfect for brokers with lots of contacts.

Here is an example of how propertycasting can benefit your firm. This video example was shot at a commercial property in Miami.  Propertycasting can be used in all areas of the real estate industry, Residential, Industrial , Commercial, etc..

Another great thing about propertycasting is its economic value.  Whether you are a single agent or nationwide firm, you can have a propertycast produced cost effectively.

If you’re unable to hire a professional firm to do your propertycasts, you can borrow or buy a digital video camera, spend a couple hundred dollars on some editing software, and use a $50 feed program to upload your podcasts to the web.  While this may take some technical savvy, and the quality may not be that great, it can be done relatively inexpensively. This makes it accessible to all agencies, regardless of size.

On the other hand, if you are a firm who has tens, hundreds or thousands of properties, it is not cost effective to do in house at all.

So utilizing a full service agency , allows a firm to produce a high quality production, that brands a firms image cost efficiently, and compliments their marketing activities.

Finding a Great Listing Agent for Your Home: 8 Tips

If you’ve decided to list your home, you’ll be paying a real estate agent a significant amount of money to the hard work of selling your home. Therefore, you have the right to expect prompt attention, good service, and protection. Here are eight tips for finding a good real estate agent:

1) For your protection, you want a knowledgeable real estate agent to act as a buffer between you and strangers, and to protect you from law suits that might result from your lack of knowledge concerning contract and real estate law.

2) You don’t want your agent to be too busy, but you do want them to be relatively successful, because it shows that they list homes at the right price and succeed in getting those homes sold.

3) You want your agent to offer assurances that they’ll show your home regularly, that they provide proper signage, MLS coverage, and will create a great sales flyer to hand out to prospective buyers and to other agents.

4) Don’t lock yourself into long-term listings. Depending on the market, sixty days may be long enough to show what an agent can do for you. It also allows you to back out of your agreement if you’re unhappy with your agent for any reason.

5) Make sure there are no hidden costs in your listing or sales contracts. For instance, some companies charge a “quick sale fee,” sometimes as much as $1,000, if your home sells quickly. Make sure all of the real estate fees are explained, in detail, at the very beginning.

6) You can negotiate a lower commission, if that’s important to you, which might be the case in a fast-moving market, where an agent might not need to do anything to sell your home other than placing a sign in your yard and listing it with the MLS.

7) Be wary if an agent tries to pressure you into agreeing to pay more than your fair share of closing costs, in order to entice buyers. The listing agent works for you, and their first concern should be to net you as much profit as possible.

8) Of course, you also want your agent to be personable. You may like them in person, but it’s also worthwhile to call them at the office, to see how they sound on the phone. If they sound professional and friendly to you, they’ll probably impress potential buyers that way, too. Make sure they have a cell phone, as well, to allow both you and potential buyers to get in touch with them quickly and easily.

Choosing a listing agent is important if you want to list your home for the right price and sell it in as short a time as possible. Do your homework, interview several agents, and choose wisely.

Create your own Streaming Audio Studio for Under $50.00

Creating your own Streaming Audio audio studio has never been easier. There are so many great products around today that will allow you to produce high quality streaming audio for a fraction of the price it used to cost.

HARDWARE

The first thing you will need is a compatible computer. Today every new computer is already set up with everything you will need. A basic sound card with a mic and line in jack. If you do not have a sound card they are very cheap and you can get a good one from any standard computer shop.

Next you will need a good mic. These come in all sizes and shapes with different configurations however a general all round mic like the Logitech Noise-canceling microphone is fine for beginners. I suggest you get a desk top one to start with, as you may want to move into video later and so you wont want a headset in your videos.

Of course you could go up a stage and get a preamp with a professional mic but this will start running into dollars and the whole aim of this article is to help you get started.

Next you will want to get some cables to connect up your tape recorder and other audio equipment. Again the computer stores now have packs that will connect up pretty well any device into your computer to digitalise your sound. You want to record directly onto your computer however you can get those old tapes and Vinyl records into a digital format also.

SOFTWARE – RECORDING

Recording your audio is probably one of the most critical parts of this process and again you can get software that ranges from free to many thousands of dollars. For this exercise I suggest you download the free copy of Audacity. This is an excellent free software package that will allow you to record from your microphone or any equipment you have.

It provides excellent editing capabilities and also will allow you to edit multiple tracks and then combine them into one single track. For a quick overview of how to do this you can watch this video and also download the software

SOFTWARE – CONVERTING

The next piece of software you will need for your studio is a converting program that will allow you to convert different formats. For example you may have a real audio file and you want to convert it to mp3. dBpoweramp is like the Swiss army knife for the audio industry and will convert just about any file to any other file format.

Convert from one format to another, just about every audio type is supported: mp3, mp4, Windows Media Audio (wma), Ogg Vorbis, AAC, Monkeys Audio, FLAC and many others whilst preserving ID Tags. It will also rip CDs for you.

SOFTWARE – REDUCTION

If you are going to stream an mp3 direct then you may want to recompile the file to a smaller format. RazorLame is a so-called “front-end” for use with LAME. LAME is a great MP3-Encoder, it’s very fast, it produces high-quality files, has many advanced features (like Variable Bitrates and Joint-Stereo), and it’s open source. Unfortunately, it is a command line utility, and that is where RazorLame comes in: It provides an easy-to-use graphical user-interface which makes MP3-encoding even easier!

The best way to use this software is to get one file and compile in a number of different formats to test the size against quality.

SOFTWARE – STREAMING

There are a few different ways of streaming your new audio files. If you have Macromedia products you can simple organize this your self however there are some great third party programs around that will do it all for you at a fraction of the cost.

This is a simple piece of software that takes any mp3 or wav audio and converts the whole file into a swf file and then attaches a button so that viewers can listen on a web page without needing to download any extra software. This is because the flash plugin is on 98% of computes and if not it will automatically detect and load the small plugin. This is great for anyone not wanting to get into all the technical aspects of streaming audio.

You will not need to reduce your files at all with this program as it does it all for you. This is perfect for anyone wanting to stream one file at a time and wants to do it quickly and efficiently. It will stream even over most modem connections.

MSIJUKEBOX

For people wanting to stream a number of files then MSIJukebox is a great alternative. This software lets you choose any number of mp3 files and then organises them using an XML file. By using the above free programs you can significantly reduce the size of these files to save on bandwidth.

Because MSIJukebox streams the actual mp3 you can also have a lot higher quality playback including stereo files. This is much better for those wanting to stream a number of very high quality mp3 files.

Demographic trends influence almost every aspect of life, from business planning to provision of healthcare, from education to style.  Age, income, ethnicity, gender, mobility, employment and other demographic factors determine the shape of our society.
Real estate is no less affected by the ebbs and flows of demographic trends, particularly income, aging, family situations and employment.
For commercial real estate investors, the stakes are particularly high.  Investing in commercial real estate, for example requires the ability to forecast where there will be a growing population, and/or where the population’s average income will be increasing.
In fact, commercial property investment requires a deeper understanding of demographic data; it is not just the population trends that need to be considered, but the demographics of the competition.  And even those cannot follow a set formula.
For instance, an entrepreneur looking to set up a new car dealership needs to consider where established dealerships are located and set up shop nearby.  Car buyers wanting to compare similar models need to visit several dealerships, so they need to be close to one another.
On the other hand, an entrepreneur looking to set up a new hardware store, should look for an area underserved by the competition or where new residential developments will be opening up.  Hardware shoppers can compare brands of similar tools within the same store, so ease of access takes on a greater importance.
Speaking of ease-of-access, traffic patterns can also make a difference, especially near busy intersections.  The demographics of traffic can add to the complexity of making a commercial real estate investment.
Understanding where to invest in retail properties is one of the main reasons that demographic mapping is such a popular service,” explains Wendy Cobrda of Catosphere demographic data reports.  “To visually see the movement of people and their spending dollars helps businesses ’see’ where they should open their next store.”
Consider also a real estate broker, whose livelihood depends on people changing homes.  Economic mobility is a key determinant in the future of his business, as is the economic health of the region.
“I look to see how fast the economy is growing here in Bend, and how many jobs are likely to be created as a result, to determine the resources my business will need over the next five years,” says Oregon, real estate broker Terry Denoux.
Development planning relies even more on demographic data to determine priorities.  The average age of the population is a major factor in the type of housing that will be required over the next couple decades. 
“A young population in an area will require more single family homes with multiple bedrooms and plenty of space for children to run,” explains Wendy Cobrda.  “On the other hand, an aging population will need more hospitals, more medical clinics, more housing that requires minimal maintenance.”
Demographic data plays a role in vacation rental real estate, too.  “Do you buy vacation rental properties, or do you sell the ones you have now?” asks Steve Curtis, owner of http://www.fabvillas.com , a vacation rentals lisiting site.  “Well, that depends on how much disposable income people have for vacations and, more importantly, on the age of the population.  A younger person is more likely to backpack through Europe, and stay at a hostel.  An older person in more interested in comfort and privacy, which is what vacation rental properties offer.”
It also depends on where populations are growing more, as well as where the affluence is growing.  If an economic boom is happening in England and France, but not in the USA and Canada, a vacation rental in Spain might prove more useful than on the Gulf Coast of Texas.
“Business planning is just a shot in the dark without solid market data,” explains Ms. Cobrda.  “Demographic data reports and maps help businesses project market activity into the future, helping to avoid such catastrophes as building stores with no customers or storing a few million dollars of inventory that nobody wants.”
Given the high ticket price of real estate, whether residential, commercial or vacation rentals, demographic reports and market segmentation data are even more important.
